Why builder yards start so rough
The lot got compacted by machines for a year, then covered in fill sand, builder-grade sod, and the code-minimum tree. That is not a knock on the builder. Finishing yards is just not their trade. It does mean your landscape starts from harder conditions than an established yard, and pretending otherwise is how plants die in month three.
The order of operations
We check irrigation coverage first, because water decides everything that follows. Then soil amendment where the fill sand needs help. Trees and structure go in before shrubs, beds get planted before sod edges are cut, and lighting goes in last so the finished yard shows up at night too. - When should I get a landscaping quote for my new build?
- Before closing if you can. We can design from your lot and elevation, have the plan HOA-approved, and be ready to install soon after you get keys instead of months later.
- Do you handle the HOA and architectural review approval?
- Yes. New communities almost always require board approval for landscaping. We prepare the plan and plant list in the format your board wants and handle the back and forth.
- Can we do the project in phases?
- Yes. A lot of new homeowners do trees, hedges, and the front yard first, then the backyard and lighting later. We design the whole picture up front so phase two drops in clean.
- Can you fix builder-grade sod and irrigation?
- Usually. We check the irrigation coverage first, fix what the builder rushed, and replace sod where it was laid over debris or bad grading. It is a common starting point, not a surprise.
